Selling your home?

🏡 Tips for Selling Your Home in Central Florida — And Attracting the Right Buyers

If you’re thinking about selling your home in Lakeland or the greater Central Florida area, now is a great time to start preparing. The Central Florida market remains strong, with buyers looking for move-in-ready homes and lifestyle-rich communities like Delphi Hills, Grasslands, Summerglen, and Bridgeport Lakes. Whether you’re ready to list soon or just exploring your options, a strategic approach can help you get top dollar — and a smoother sale.

As a Central Florida Realtor with over 27 years of experience, I’ve guided hundreds of homeowners through this process. Here are a few key tips that can make all the difference.

1️⃣ First Impressions Start Online

Today’s buyers begin their search on YouTube, Zillow, Realtor.com, and social media. Before they even step inside, they’ve already seen your photos and videos.

  • Invest in professional photography and videography — or better yet, a full cinematic tour.
  • Make sure your home is well lit, clean, and decluttered before listing day.
  • Highlight lifestyle features: outdoor living, nearby lakes, golf, and community amenities — all big draws in Central Florida.

2️⃣ Curb Appeal Matters More Than You Think

In sunny Florida, landscaping and curb appeal set the tone. Fresh mulch, trimmed hedges, and a pressure-washed driveway go a long way.
If you live in a gated or golf community like Grasslands or Christina Woods, showcase that pride of ownership — buyers will notice.

3️⃣ Price Strategically From the Start

Overpricing is one of the biggest mistakes sellers make. It can cause your home to sit on the market and lose momentum. I use a comprehensive market analysis based on local comps and current trends to position your home correctly from day one.
Remember: the first two weeks are your best opportunity to make a strong impression.

4️⃣ Stage to Sell — Not to Stay

You don’t need a full redesign, but simple changes like rearranging furniture, adding fresh linens, or removing personal items can help buyers envision themselves in the space.
In today’s competitive market, staged homes often sell faster and for higher prices.

5️⃣ Work With a Realtor Who Knows Central Florida

Every community — from South Lakeland to Winter Haven, Auburndale, and Plant City — has its own rhythm and buyer profile. With nearly three decades in the local market, I know how to position your home to reach the right audience — and how to find your next dream home, too.

Hold On When it gets Tough

Philippians 1:12-14

“Now I want you to know, brothers and sisters, that what has happened to me actually served to advance the gospel. As a result, it has become clear throughout the whole palace guard and to everyone else that I am in chains for Christ. And because of my chains, most of the brothers and sisters have become confident in the Lord and dare all the more to proclaim the gospel without fear.”

As a result of Paul’s radical obedience he saw several things happen right before his eyes!

1- His Perspective left a lasting impression

Everyone from the prison guards to those in prison couldn’t believe how Paul was handling everything.

They watched Paul and how he acted as much as what he said!

2- The Chains he was in for Christ caused others to gain Freedom.

Ironically he was shackled for Jesus yet he was free in Christ!

His gratitude and love for God motivated him to spread the Gospel and win others for Christ.

3- Paul was a witness to the un-believer as well as the believer.

His joy could not be contained and he refused to stop telling others about Jesus.

Paul inspired all of us and by his obedience he helped change the world!

How’s the Market?

The question I hear more than anything as a Realtor! The answer to that question is…..’it depends’. It depends on whether you are looking to buy a home or you are in the market to sell your existing home. If you are in the market to purchase a home, interest rates are low and have not been this low in a long time. If you are a seller under the $200,000 price range its a good time to sell because there is not a lot of inventory in your price range to choose from. Sellers in the $200,000 and under price range are getting top dollar for their home if it is in good condition and has some upgrades.

So, if I see you around town and you come up to me and ask, “how’s the market”? You know what to expect!
